Mike contacted us here at Basement & Radon Solutions, because he had elevated radon gas and some water/moisture issues in his 1/2 basement 1/2 crawlspace. His radon gas levels were elevated to 9.2pCi/L.
Basement & Radon Solutions, BRS Pros did quite a bit of work for Mike. This is how it went…1. We installed a Sub-Slab radon mitigation system in Mike’s basement. The radon suction line was installed in the left front basement slab. After diagnostics for system performance, a 5 diameter hole was drilled through the concrete slab to the earth below. This is where a suction pit was then created. A 4″ schedule 40 PVC suction line was installed in the slab, sealed and then extend to the left exterior of the home. The radon fan was mounted on the left exterior of the home. Then the radon vent pipe was extend to above the roof line where the radon gas is expelled safely. This brought Mike’s radon gas levels down to 1.1pCi/L!2. We installed a Manometer. This is a vacuum gauge the shows Mike if the radon mitigation system is still working correctly. 3. Then we installed our Fast Drain dewatering perimeter system in the basement that ties into our Pro-Series Sump Pump. The Pro-Series Pump System was installed in the left front corner of the basement (as looking at the front door). The system includes 1/3 HP cast iron primary pump with a dual cage float. Included is a deluxe controller that monitors the pump and power conditions. It will also sound an alarm when problems are detected and/or a high water warning. Additionally, it activates the pump weekly to exercise and extend the pumps life.4. Next, we installed our Premium (walk on, store on) 15-mil white 100% woven reinforced vapor barrier in the basement. The 15-mil woven ground liner will control moisture vapor and dampness from the ground. Our woven ground and wall liners are antibacterial, meaning mold and other organic growth will not grow to our liner.5. Lastly for the basement, we installed an Aprilaire 1820 dehumidifier. This dehumidifier will remove up to 70 pints of moisture per day! It also is proudly made in the USA and come with a 5 year manufacturers warranty. 6. With the dehumidifier we installed a Hygrometer. A Hygrometer is a remote temperature and relative humidity meter that is a stand alone unit with one remote sensor. The wireless remote sensor was mounted in Mike’s basement to give him an accurate reading of the relative humidity. This product will help Mike monitor the effective humidity of the dehumidifier in the basement.7. We also encapsulated the crawl space at Mike’s home. This started with installing our Thermal Shield. Thermal Shield is a metal foil faced reflective wall liner with a plastic moisture barrier. It was installed against the foundation wall. Thermal Shield is 90 mil thick, Class A Fire Rated with a near zero perm rate. Thermal Shield reflects the natural occurring heat generated in the crawl space away from the foundation walls to provide a much warmer/dry space.It was a pleasure helping Mike make his home safe, healthy, and happy!
