Basement & Radon Solutions, BRS Pros did quite a bit of work for Tori. Here is how it went. . .
Spray Foam – Class A fire rated polyurethane closed cell spray foam insulation was sprayed on the rim joists and sill plates. It prevents air infiltration (unlike fiberglass insulation) and will insulate the wood band plate (rim joist) above the masonry foundation wall. Closed cell foam insulation (moisture and air will not penetrate this product) will fill and seal cracks, cavities and joints. This product application will reduce cold spots in the floor adjacent to the main level walls.
Foundation Vents – Foundation vents were completely sealed with poly-foam insulation from the interior of the crawlspace preventing exterior air and moisture into the crawl space.
Vent Covers – Plastic exterior recessed vent covers secure and seal to the exterior masonry wall over the two existing foundation vents on the front of the home to seal vent openings and improve exterior aesthetics on home. Color is black. Cover will not rust.
Radon Ready – A 4″ suction pipe was installed in the ground. In the event the home is tested for radon in the future and found to be elevated, this component will be used with the additional exterior radon system to correct radon levels.
Thermal Shield – A metal foil faced reflective wall liner with a plastic moisture barrier. Wall liner was mechanically fastened/sealed to within 6″ of the top of the crawl space foundation wall. Thermal Shield is 90 mil thick, Class A Fire Rated with a near zero perm rate. Thermal Shield reflects the natural occurring heat generated in the crawl space away from the foundation walls to provide a much warmer space.
15 Mil Ground Liner – Installed our Premium (walk on, store on) 15-mil white 100% woven reinforced liner on the ground. The liner was mechanically fastened with nails designed for foundation walls to provide a permanent fastening system. (Caulking or taping liner to foundation walls is a temporary system and will become a maintenance issue.) The premium ground liner was nailed/sealed approximately 6″ to 12″ above the earth in the crawl space to the foundation wall. The 15-mil woven ground liner will control moisture vapor and dampness from the ground. Our woven ground and wall liners are antibacterial, meaning mold and other organic growth will not grow to the liner.
Foundation Piers – Foundation piers were wrapped/sealed 2′ above the earth in the crawl space with our 15 mil white reinforced liner to prevent ground moisture entrainment into the crawl space.
