Basement & Radon Solutions fixed the existing radon mitigation system in the cottage. We added a new radon mitigation system in the garage and also preformed crawl space waterproofing for Scott.
*Sub-Slab Garage Mitigation – The radon suction line proposed was installed in the garage slab. After diagnostics for system performance, a 5″ diameter hole was drilled through the concrete slab to the earth below. A suction pit was then be created. A 4″ schedule 40 PVC suction line was installed in the slab, sealed and was extend into the garage attic. The radon fan was then mounted in the the garage attic. The radon fan vent pipe was extended through and properly flashed above the roofline of the home to expel the gas safely. The manometer gauge (homeowner radon fan monitoring vacuum gauge) was installed on the suction line pipe in the garage for easy viewing. Then, we installed a Radon System Alarm. Radon System Alarms are now required on all new residential radon systems. This unit is a vacuum monitoring device utilizing piezo resistive pressure sensor (PPS) technology. This alarm will provide an audible and visual indication to alert the homeowner when the radon system is not moving sufficient air in the event of a power loss to the system. This 4″ piping system will reduce radon levels in the home up to 33% opposed to using a 3″ suction line pipe. Lastly, we preformed a post radon test that came back at 0.7 pCi/l!
*Radon Fan Replacement – We replaced the existing RP 501 fan that was no longer working with a new RP 501 fan. We also preformed a post radon test that came back at 1.2 pCi/l!
*Crawl Space Water Proofing – Hydra Channel – A clean trench was dug adjacent to the foundation footing along part of rear interior perimeter foundation walls. The Hydra-Channel engineered fusion welded high strength polyethylene water system will remove storm water up to 70% faster than a pipe and stone system, it will allow water to flow freely to the in-ground sealed sump pump/basin located in the right rear interior of the crawl space.
Sump Pump – We installed a GrateSump basin with removable (flush with floor) lid covered with stone in the rear wall of crawl space (as looking at the front door). The system includes 1/3 HP cast iron primary pump with dual float cage that protects debris from float. Included is deluxe controller that monitors pump and power conditions and will sound an alarm if problems are detected or a high water warning in the sump. Additionally, it activates the pump weekly to exercise and extend the pumps life.
Foundation Vents – Foundation vents were completely sealed with poly-foam insulation from the interior of the crawl space preventing exterior air and moisture into the crawl space.
9 Mil Vapor Barrier – Installed our 9-mil white 100% woven reinforced wall liner. The wall liner was mechanically fastened with nails designed for foundation walls to within 6″ of the top of the crawl space foundation wall to provide a complete future termite inspection.
