Basement & Radon Solutions, BRS Pros did a bit of work for Lynne, and this is how it went…1. Removed all fungus/mold contaminated sub-floor insulation and moisture vapor barrier from the crawl space. The crawl space sub-floor wood components were cleaned and deodorized for wood decaying fungi and organic growth. 2. After cleaning an EPA registered fungicide was completely fogged throughout the crawl space. It will kill 99.9% of mold spores and will inhibit the growth of mold and mildew.3. A Class A fire rated polyurethane closed cell spray foam insulation was sprayed on the rim joist and sill plate. It prevents air infiltration (unlike fiberglass insulation) and will insulate the wood band plate (rim joist) above the masonry foundation wall. Closed cell foam insulation (moisture and air will not penetrate this product) will fill and seal cracks, cavities and joints.4. A clean trench was then dug along the front, left and rear interior perimeter of the crawl spaces foundation. The Hydra-Channel was installed according to the manufacturer’s instructions adjacent to the footing. The Hydra-Channel engineered fusion welded high strength polyethylene water system will remove storm water up to 70% faster than a pipe and stone system, allowing water to flow freely to the in-ground sealed sump pump/basin. The Hydra-Channel system will carry a five year transferable warranty.5. Connected to the Hydra-Channel is the Sump Pump. The Sump Pump basin with a removable (flush with floor) lid covered with stone in left rear corner of crawl space (as looking at the front door). The system includes 1/3 HP cast iron primary pump with a dual float cage that protects debris from the float. Included is a deluxe controller that monitors the pump and power conditions. It will sound an alarm if problems are detected and/or a high water warning in the sump. Additionally, it activates pump weekly to exercise and extend pump life. 6. The foundation vents were completely sealed with poly-foam insulation from the interior of the crawl space. This prevents exterior air and moisture from entering into the crawl space.7. Installed our fiberglass blanket insulation with white vapor barrier to the front, left and rear interior perimeter foundation walls. Insulation is 4 thick which offers an R-13 insulation factor (code compliant for new construction). Insulation was hung approximately 6″ from the top of the interior masonry foundation wall to provide a termite inspection and will cover wall to approximately 4″ off the ground.8. Installed our 9-mil white 100% woven reinforced liner to the walls of the crawl space. 9. A radon piping system was installed in the ground of the crawl space. The piping system will be used in the future when the home is tested for radon gas and requires a complete radon system.10. Installed our Premium (walk on, store on) 15-mil white 100% woven reinforced liner. The premium ground liner was nailed/sealed approximately 6″ to 12″ above the ground to the foundation wall. The 15-mil woven ground liner will control moisture vapor and dampness from the ground.11. We installed an Aprilaire 1820. The Model 1820 removes up to 70 pints (8 3/4 gallons) of moisture per day! Proudly made in USA. Five year manufacturer’s warranty.12. Lastly, we installed a Hygrometer. It is a remote temperature and relative humidity meter stand alone unit with one remote sensor. The wireless remote sensor was mounted in the crawl space to give you an accurate reading of the relative humidity. This product will help Lynne monitor the effective humidity of her dehumidifier in the crawl space.It was a pleasure helping Lynne make her home safe, happy, and healthy again!”
