Caryn was in the process of selling her home and needed a solution to fix her crawl space which had quite a bit of standing water.
Solutions provided:
Basement & Radon Solutions, BRS Pros, installed a Hydra-Channel, 2 Pro-Series Sump Pumps, and did an Encapsulation of Caryn’s crawl space. This worked to control both the ground and surface water coming into Caryn’s crawlspace as well control the humidity to prevent mold growth.
We started by installing the Hydra-Channel. We consider the Hydra-channel a modern French drain! Not only will it remove up to 70% of storm water faster it is also more economical as the client saves on both material and labor!!! A clean trench was dug along the full interior perimeter of the crawl space foundation. The hydra-channel will be installed according to manufacturer’s instructions adjacent to the footing. This allows water to flow freely to the two in-ground sealed sump pumps/basins. The Hydra-Channel system will carry a five year transferable warranty.
Secondly, we installed 2 Pro-Series Sump Pumps to the crawl space. We installed one Pro-Series Sump Pump system in the rear corner by the crawl space access and a second pump in the front corner nearest to the garage. The system includes 1/3 HP cast iron primary pump with dual float cage. Included is a deluxe controller that monitors pump, power conditions, and sounds an alarm when problems are detected and/or a high water warning in the sump. Additionally, it activates pump weekly to exercise and extend pump life.
Lastly, we did an Encapsulation of the crawl space that included 9 mil wall liner, 15 mil ground liner, and THERMAX rigid insulation. The 9 mil wall liner is a white 100% woven reinforced liner. The 15 mil is a premium (walk on, store on) white 100% woven reinforced liner that included a radon ready system. A radon piping system was installed below the 15 mil ground liner. The piping system will be used in the future if the home is tested for radon gas and requires a complete radon system. The 15 mil woven ground liner will control moisture vapor and dampness from the ground of the crawl space. Then we installed the THERMAX rigid insulation whish is 2 thick (R-13) closed cell insulation. It sealed the access between the crawlspace and under back porch area. It can be removed for access to be gained to the crawlspace. THERMAX is glass-fiber-infused polyisocyanurate foam core laminated between 1.0 mil smooth reflective aluminum facers on both sides. The insulation color is silver. It was a joy yo help Caryn make her home healthy, happy, and safe for the new home owners!
